Occupational Health & Safety Management System

Facilities management is divided into two main areas – hard and soft services. Hard services relate to the physical fabric of a Building or Community and cannot be removed. Our team ensures the safety of residents and employees – to prescribed standards, mostly regulated by law. These include, but are not limited to, works and regular audits pertaining to:

  • Mechanical, electrical and plumbing (MEP)
  • Mechanical, electrical and plumbing (MEP)
  • Building Management Systems (BMS)
  • Heating, ventilation and air conditioning (HVAC)
  • Fire safety systems maintenance and practices
  • Elevators
  • Access control systems
  • Planned preventive maintenance and reactive emergency procedures
  • Full documentation of Standard Operating Procedures (SOPs)
  • Request For Application (RFA) document compilation based on audit / planning
  • Risk management  
  • Major above and belowground infrastructure assessment, maintenance and planning 
  • Standard operating procedures (SOPs) to accommodate emergency scenarios
  • Service provider liaison and performance management
  • Quality and audits, including technical, health and safety, site inspections etc

Mainly engineering-related in discipline, our hard services specialists ensure the major assets in the Community are optimally maintained across their anticipated lifespan. This is achieved by conducting regular scheduled audits and managing service providers where necessary, along with project managing planned upgrades / improvements for the benefit and efficiency of the Community. LFM is ISO compliant to the following standards, as certified by the British Standard Institution (BSI) Middle East and Africa.

 

Soft services are vitally important when it comes to getting a first impression of a Community or Building. Many are not compulsory or necessary in many ways, but are nonetheless very important in upholding the aesthetics and helping to promote residents’ enjoyment of their environment.

  • General common area cleaning – from floors, walls and windows / façades, to Community facilities such as swimming pools, gymnasiums and lounges
  • Specialist cleaning – such as floor crystallisation/ facade cleaning etc.,
  • Pest control
  • Waste management and recycling
  • Security services and community governance (operational)
  • Hard and soft landscaping maintenance / irrigation systems
  • Concierge services (where applicable)

DLP Management

The Defect Liability Period (DLP) is one year from the date of handover of your unit, and relates to only defective materials and workmanship during this time.

Fit-out management

Owners and occupiers must obtain the necessary consents and approvals from DAMAC Hills Community Management and all other relevant authorities before carrying out any works in their villa / unit.
The fit-out management regulates, controls and preserves the structural integrity, the design uniformity, the operational integrity and architectural quality of DAMAC Hills.
